Home Units - info for owners and buyers

Owning a home unit (a Strata Title in NSW and Unit Title in the ACT) is like owning a share in a company. You own a unit and but you also share facilities, common property, with others.

The unit itself will be in your name and you have the right to exclude other people from the property. You will also have an entitlement to use the common facilities such as the driveways in the development, common parking areas, a swimming pool or a tennis court etc. Common Property is owned by the "Body Corporate" (ACT) (Owners' Corporation in NSW) and you as an owner, with all the other owners will be a member of the Body Corporate.

As a member of the Body Corporate you have the same rights as the other owners and you also have a right to vote in its affairs.

Although there are some differences in the way Unit schemes operate in the ACT and NSW, the basics are same.
